'Energy-efficient homes will be easier to let'
Landlords will find it easier to find tenant for property that is
more energy efficient once energy performance certificates (EPCs)
are introduced, it has been claimed.
The EPCs are due to be binding for landlords as of October and will
enable potential tenants to view in detail a home's
energy-efficiency.
In view of this landlords should ensure their homes are as energy
efficient as possible, since customers will use the information to
make informed decisions about the house they choose to rent, John
Heron of Paragon Mortgages said.
He said: "If two properties are of a similar standard and rent
level, then the tenant is likely to choose the property with the
better energy efficiency."
And with some months yet to go before the regulation is introduced,
now is an ideal window to make changes, Mr Heron claimed.
"Landlords already provide high quality rental accommodation, but
if they are looking to make improvements to the energy performance
of a property, now is a good opportunity."
